Summary Of Charges
Effective July 1, 2007
Upon entering Uplands Retirement Village each new member pays a one time Membership Fee totaling $7,500. The Membership Fee provides eligibility for all services and accommodations offered by Uplands and establishes priority for available accommodations. In addition, member(s) pay a single Residential Unit Fee of $15,000** per unit occupied. Each of the following types of accommodations counts as a single residential unit: Life Lease Home or Building Lot*; a Life Lease Condominium; an Efficiency, One Bedroom or Two Bedroom Rental Apartment.

Five hundred dollars ($500) of the Membership Fee must be submitted with each completed application. On your first day of residency or upon securing a residential unit by lease, the balance ($7,000 per person) of the membership fee is due and payable. None of the membership fee is refundable. The residential unit fee is due at the time you secure a residential unit by lease. This fee will be refunded on a prorated basis (no interst paid) if you terminate your residency in leased property for any reason within the first 24 months of payment. After 24 months no refunds are made.
Your residential unit fee assures you a place to live at Uplands. You may transfer to any accommodation with no additional residential unit fee being charged, provided only one unit is secured at any given time.
* Lake side life lease homes or lots have a higher residential unit fee of $25,000.
Services fee per member: $125.00/month. All members of Upland Retirement Village, with the exception of permanent nursing home residents and assisted living residents, pay a monthly services fee. Except as noted, the items supported by the monthly services fee are listed below.
- Basic home health care / Health Services
- Six days respite care annually at Fletcher House as room availability allows
- Six hours of free homemaker services annually. The six no charge visits annually per fiscal year in-home care are by Certified Nurses Assistants for assistance with activities of daily living (ADL), including bathing, light housekeeping, meal preparation, laundry, etc.
- Weekly health clinic; nursing staff on campus 8 hours each day
- By-Lines, intra-village newsletter
- Escorted bus service to Crossville
- Maintenance of common areas
- Who, What, When, Where Welcome Pack Information
- 24 Hour Emergency On Call System for Home Health, Security, Maintenance, Administration

Life Lease Homes, Building Lots and Condominiums
Surveyed lots are available for new home construction upon payment of the residential unit fee on negotiation of a life lease. In addition, existing life lease homes and condominiums are available for purchase at 100% of Certified Market Comparison Appraisal. At the time lessees or their estate executor wish to dispose of the property, Uplands has the first option to repurchase the home for 80% of its appraisal price.
Life lease home owners and condominium owners are responsible for maintenance, taxes, and insurance of the premises. Condominium owners, however, pay an additional monthly charge of $70 which provides for outside maintenance such as mowing and trimming. Some homes and all condos are on the sewer line and will be charged $25 per month for sewer usage.

Rental units at Uplands require a damage deposit equal to one month's rent. Charges for rent are made in advance of the month the rental unit is to be occupied. Apartments are leased on a month to month basis. No utilities are included in the monthly rental rate. All apartments are charged $25 per month for sewer services and the efficiency apartments are charged $10 per month for water. Additional utilities are billed to the resident from the service provider. The building and grounds and furnished stove and refrigerator are maintained by Uplands. Laundry facilities are available as part of rent without additional charge.
Fletcher House Apartments
Individuals coming to Fletcher House from outside the Uplands’ continuum, will not be required to pay Membership fees or pay a Residential Unit fee, but will need to submit an application and non-refundable $500 application fee.

All apartments in Elizabeth Fletcher House have a full private bath. Monthly rent charges include all meals, weekly housekeeping and laundry, on-site health services, Village newsletter, escorted bus service to Crossville, and grounds & facility maintenance. Cable TV is available and free of charge. Fletcher House apartments require an advance damage deposit of $800. Accommodations may be reserved by paying adjusted monthly charges.

Wharton Nursing serves both the members of Uplands and the general public. The facility is a Level I, Intermediate Care facility and accepts Tennessee Medicaid reimbursement. No membership fees, residential unit fees, or annual services fees are charged for residency in the nursing home.
