



Who owns Uplands Retirement Village?
Uplands is a nonprofit, independent organization governed by a volunteer board of directors who hire an executive director. The 500-acre
community in Pleasant Hill is the sole property of Uplands Retirement Village, Inc.
What services do you provide?
Uplands offers independent living, assisted living and long-term care with attendant services that include home health nurses on site or on call 24
hours a day, bus transportation to grocery stores, banks, pharmacies, dry cleaners, doctor's appointments, etc., three days a week. We also provide
exercise classes and office services including: copier, fax, UPS pick-up, and notary services (some may require an extra fee). Nurses also hold a weekly
health clinic and make pharmacy pick-ups. If needed, Uplands members may use six days of respite care a year.
What do the fees cover?
The fees support the management of the organization which includes the availability of 24-hour home health services, emergency maintenance,
security, administrative services, escorted bus service, maintenance of common areas, a biweekly newsletter and other costs related to ensuring the
financial and organizational health of the community.
What is the "continuum of care" and how does a person move through the care levels?
The continuum of care has three general tiers- independent, assisted and nursing. There are multiple levels of independent care (with some services),
limited respite care, and three levels of care within the assisted-living facility. Uplands is committed to helping members live out their retirement in
their chosen environment as long as a given situation is deemed to be safe. If the home health nurses, in consultation with management and the
community's health advisory committee, deem that a resident is no longer able to adequately or safely care for him or herself, the nurse administrator
or executive director will discuss the situation with the resident and/or call the resident's designated power of attorney. Together, a safe and secure
shelter agreement will be arranged. Uplands reserves the right to make the final decision or request that a resident find other living facilities.
Is there a waiting list?
It depends on the accommodation desired. Fletcher House Assisted Living and Wharton Homes currently hold a waiting list. There is no formal
waiting list for independent living, however, Uplands has a number of member applicants who are waiting for the right time to move or for an
accommodation of their choice to become available. Prospective members who have submitted their application and $500 fee receive first notification
of newly available properties. Acceptance of application dates are used to determine priority.
What is the life lease agreement?
It is a contract between a home or condominium owner and Uplands in which all parties agree that Uplands maintains ownership of the land
beneath a dwelling and leases it to the home or condo owner for the life of the agreement. Within the agreement, home/condo owners accept certain
restrictions regarding home improvements and are responsible for maintenance, taxes, and insurance of the premises. The agreement also gives
Uplands the first option to repurchase an existing or newly-built home within the first seven years for 76% of its appraised value at the time of the
cancellation of the agreement. After seven years, the buyback percentage is prorated at an additional 2% per year to Uplands until a 50/50 division is
achieved at 20 years and stays in effect for the balance of the agreement.
What is the price range of your homes and condos?
Uplands living accommodations range from homes built in the 1960s to homes and condos built in the current year. Current available
accommodations range in price from $65,000 to $175,000. Current building prices are between $95 and $100 per square foot. New homes and condos
must be between 1,200 and 1,800 square feet of controlled air space.
What medical services are available?
Uplands is located approximately 10 miles from the center of the medical community in Cumberland County. A hospital with a regional cancer
center, emergency room and ambulance service, and diagnostic centers has over 75 general and specialized practitioners with medical privileges,
including internists, cardiologists, neurologists, endocrinologists, oncologists and urologists. Additional specialists are found in Nashville, Knoxville,
Oak Ridge, Cookeville and Chattanooga, all within a 100-mile radius of Uplands.
